This really is the Best Unpretentious Vegetarian Food I have Eaten - Edit
I have been vegetarian for more than 30 years now and consider myself a good food lover.
I love eating vegetarian food especially in different parts of the World.
I have been eating here for more than 12 years daily for a couple months every year.
As my title says Tien Sieng has simply the most consistently delicious variety of food I have ever eaten.
I still don't tire of the dishes.
And even this morning found myself marvelling at how it can still taste like the first time I ate here.

I love Tien Sieng! Absolute greatest little Jay restaurant in the area. Their portions are good, the options are tasty and vary time to time, the mushroom legs are to die for, and the Khao Soi is only 30 baht and so, so tasty. I eat here almost every morning whenever I'm in CM.
Pros: Khao Soi!!!

This was an inexpensive place to eat. Rice with as many sides as you want start at 20 baht then 5 baht for each side. I got rice and two sides cost 30 baht. The food tasted okay, was lukewarm at lunchtime. The staff were very kind and helpful and although didn't speak much English they let us know which dishes had egg so we could pick only vegan food. There was lots of mock meat.

Great Restaurant! A lot of dishes to choose from as a side for your rice and the price is just amazing!! For only 20 B you get a portion of rice with one dish, two dishes are 25 B and so on. Those we tried were great (and the soup as well). Though I recommend you go there not too late because many dishes will be gone already at around 3pm.
The place itself isn't really nice to look at but it has everything you need (even a toilet with paper and soap!) (:

Nice place. popular for good reason. To my tastes the choice is a bit limited, but I could usually find a couple of options to go with my rice and at 25 baht I'm not complaining.

I visited this place pretty much daily when I was living in Chaing Mai at the end of 2014. Super place. Really cheap, quality food. The grilled mushrooms are incredible. Friendly staff, very accommodating. Also has cats that come and sit with you sometimes.
Highly recommended.

The food here won't blow you away; it's a pre-made buffet rather than a made to order restaurant. But when rice with one choice from the buffet costs just 20 baht, it's about as good value as you'll find anywhere. And for that price, the food was exceptional.
If you want a cheap, quick and easy feed of vegetarian food, then this is the place for you.

It's very good vegetarian place in central Chiangmai. It's very clean, spacious and feature nice variety of food. It even has a rice soup, not only noodle soup and khao soi as all other Jay cafes do.

They have very good khao soi, noodle soup and papaya salad(25-30 baht). They also offer other veggie dishes in a glass case(good selection of mushrooms) with rice, some premade snack food, bakery items, and sweets. Some dishes are great and others are so-so. Free water, no fresh juices, sometimes they have fresh soymilk.
Very clean and with a spacious seating area(compared to similar places) with overhead fans. Very easy to find on the main street the runs into Chang Mai Gate. Large yellow and red sign out front and big glass windows. Notice board.

Certainly one of the best restaurants in this category in the whole of Chiang Mai. This style of restaurant tends to open around 6am and close mid-afternoon and my issue with a lot of them is that some of the dishes prepared early morning can potentially sit there for 7 - 8 hours at room temperature, all of which means bacteria growing and nutritional content diminishing. Tien Sieng only makes small amounts of each dish, replacing each as and when it runs out and because it has such a constant flow of customers it would be rare for any tray of food to sit for any significant length of time.
If you like spicy heat in your food, then you won't find a great deal here but that doesn't mean that the dishes aren't packed with flavour. Value for money is excellent with rice and two dishes currently costing B25.
Spotlessly clean inside and plenty of fans blowing to keep you cool on those scorching hot days from March through October.

Qaulitively and quantetively this is the best restaurant I know. For the price and quality of the food, I guess this can be the best restaurant in the world. Okay, maybe not the service, cause they dont come and take your order, but the staff is super friendly, there is always fresh food and mmmjammie the veggie sausages and the khoa soi and and and and, try it all!

Good khao soy, other dishes hit-and-miss - Edit
I've been here a few times, and really enjoy the veggie khao soy, though the portion is a little small. The noodle soup is also good, though not nearly as good as the excellent one at Thai Vegetarian food. As for the pre-prepared dishes, they tend to run out early; I've been there at 2 p.m., and there's very little left in the case! Sometimes, they have good curries and fake meat dishes, but sometimes, the dishes are watery and plain. The som tum (papaya salad) is good as well, though no sticky rice. They also have a decent selection of snacks and sweets.
